The need to save energy and improve the quality of building enclosures and the quality of life of humans has been realized on a global scale. Actions in this direction have led to the development of new study methods, the application of new control procedures and the development of modern building operating technologies. The combination of all these solutions is reciprocally favored by the development of smart buildings, and constructions in general, in all the advanced countries of the planet (Papadopoulou, 2019). This effort is coordinated in Europe by a compact and recently revised Legislative Framework (EPBD), which seeks to establish a level of understanding between states and to impose common methodologies. The focus of the legislation is on the building sector, which is largely responsible for energy waste, and also has a great deal of room for improvement in its energy efficiency. The ultimate goal of the legislation is to achieve zero-energy buildings (BSE). These buildings are expected to play a leading role in the energy saving effort. In Greece the Energy Efficiency Regulation of Buildings (Government Gazette 407 / 9.4.2010) was the first organized move. The thesis explores both the design of studies based on KENAK and the improvement of the energy behavior of existing buildings. It examines what is applicable, how it is studied and what technologies exist, focusing more on energy saving and upgrading of the enclosure (thermal insulation and air quality). It also lists information on relevant energy, economic and environmental criteria In the context of this thesis, after the theoretical study, the energy behavior of a real work is examined as a practical application. This is a six-storey mixed-use high-rise design study (dwellings on the floors, shops on the ground floor, parking lots and auxiliary warehouses in the basement), located at 100 Agiou Konstantinou Street, Kalamaria, Thessaloniki. The energy efficiency study was compiled by: Gaglia Athina Mechanical Engineer (NTUA) and Laskos Constantinos Political Engineer (AUTH). The Energy Efficiency study uses standards in accordance with the new Building Licence laws (L. 4030/2011, 4067/2012) in Greece. It applies the methodology specified by KENAK. and the relevant technical instructions issued (TOTEE, etc.), through the use of the certified TEEKENAK Energy Inspection of Buildings software.
